Phoenix West Valley Market Report by City August 2016

How’s the Market? The month of August, along with July has traditionally been slower sales in the Phoenix area. Mainly due to the extreme temperatures, less visitors and most of the current population escaping to cooler temperatures causing less home buyers in the Valley. All West Valley cities saw a slight decrease in the number of sales in the month of August except Phoenix, Buckeye and Avondale, where these cities reported small increases. Avondale reported July sales of 129 and August sales of 134. Phoenix sold 1805 homes in July and 1821 in August. Buckeye selling 180 in July and 201 in August. The average price of the homes sold dropped in all cities except Surprise. As far as the Absorption Rate, all cities hanging tight in a seller’s market.

Phoenix area West Valley Real Estate Market Report by City- July 2016

“How’s the Market?” Check out the July 2016 West Valley Market report. This year has proven that Arizona is HOT!! Hot Market for Sellers continue and we are seeing steady increase in home Values. Avondale takes the prize for July with the largest price increase, shortest sale times and lowest inventory levels. Buckeye is also leading the West Valley with double digit price increases. Surprise, slowing things down a bit longer days on market and slight dip in home prices, with an increase in inventory.

All West Valley cities continued to decrese inventory levels holding tight on a “Sellers Market.”  We continue to see homes selling quicker with prices increasing. Phoenix West Valley Real Estate Market Report By City May 2016

Inventory levels decreased in all West Valley cities including Maricopa county. Avondale continues to have the lowest amount of homes for sale with only 1.65 months of inventory, causing their prices to continue to increase with 11.86% increase over last year. Peoria had a rebound from April with 10.35% increase for May. Other cities saw significant increases in prices for May 2016 include Phoenix, Goodyear and Buckeye. While Glendale saw a drop in sale prices.

Phoenix West Valley Market Report By City March 2016

Spring Fever hits in the Valley of the Sun bringing increases in the average Sales prices to ALL West Valley cities. Buckeye had the largest increase in average sales from $187,744 to $204,769. Avondale had an increase in average sales price for the first time in several months, from $188,978 to $193,63, bringing their YTD increase over last year to 11.23%. Lichfield Park also increased avg. sold prices from $289,233 up from $275,554. As well as Peoria, Phoenix, Glendale and Surprise all had slight increases in sales prices over last month. 

Inventory levels held steady with all West Valley cities seeing a slight decrease, continuing in with a “Sellers Market.”  However, Maricopa County overall saw inventory levels increase from 3.55 to 6.14 which is considered a “Buyer’s Market.”

Lot’s of ads these days on the radio and even television promising “We’ll buy your house for cash and close within two weeks!” Be careful, could mean less money in your pocket, sellers!

You may have heard this… “Don’t mess with the hassle of selling your home, buyers asking for repairs, paying buyers closing costs, preparing your home for sale, strangers coming through your home, could take months to sell… We’ll buy your house for cash and close within two weeks! You may have heard the commercials, and thought, wow, that does sound better to just SELL without all the hassles. But you could be opening the door to LESS money in your pocket!

Now, I’m not going to tell you that selling your home is easy, but a little trouble could mean more money in your pocket. Let me show you what those hassles mean to your bottom line.
